The introduction of HIPs has created a lot of grey areas. PSG (The Property Search Group) would like to help you get to grips with what it is all about - and here are some questions for you to consider.
Are HIPs compulsory?
HIPs were first introduced on four or more bedroomed properties on August 1 2007, and are now compulsory on all residential dwellings marketed since December 14.
How long will the Home Information Pack be valid for?
The Home Information Pack is valid while the home is continuously marketed for sale. Regulations allow for a period where the property might be taken off the market while, for example, it is under offer or to allow a seller to change estate agents.
Can a property be marketed without a HIP in place?
Until May 31 you will be allowed to market your property as soon as you have commissioned your HIP – rather than waiting until you receive it.
From the June 1 there must be a HIP available before marketing can commence.
Who can order the HIP?
The property sellers, estate agents, solicitors, developers, IFAs and others. The party that pays for the HIP is the owner of the HIP. HIPs bought by the property owner are fully transferable between estate agents.
What is an Energy Performance Certificate (EPC)?
An assessment of your home’s energy efficiency, based on your heating and hot water system, insulation, method of construction and age of the property.
Who will compile the HIP?
