Regent Lettings has just celebrated its first year in its smart new 1 London Road premises in Newbury, near the clocktower. Graeme Leech, who founded the business with his wife, Gill, is in no doubt that having a high profile frontage has seen an increase in rentals.
“With the importance of the internet we did wonder if we needed a shop window,” he explained. “However, we are definitely getting new business as a result, from both landlords and tenants, or clients and customers as we have always called them.
“The demand for the right rental properties is as strong as I have ever known it in Newbury in the past 12 years, and in the last six months, there has been an increase in investors turning to bricks and mortar. Investors want tangible assets that are likely to  have increased in value in 10 to 15 years’ time, while delivering a potential five per cent yield.
“We are also seeing the serious investor, clients who are able to make a significant deposit on a property and naturally we are able to give them the benefit of our  over 50 combined years of experience. For example does the address have ‘Railway’ in the title? It may not be near a working railway but may turn off potential renters.
“We are not afraid to give honest advice, even if the client does not want to hear it. We are passionate about helping our clients but dispassionate about property. When we are asked to look at the rental potential for a house we are able to offer an experienced eye and give honest advice to the investor.
“Just this week, we helped a client choose a property for his daughter and, while she will live there initially, our client wanted assurance that the long-term rental prospects for the property were good.
“Our range of Full Management Services is also attractive to serious investors, who appreciate a well-managed property.
“Clients will see their investment protected and we take care to select reliable tenants to occupy the property.
“We have expanded our block management department with the appointment of Joan Robinson, and are helping more and more leaseholders get the block management they deserve, with the right maintenance and support.”
